In addition to being completely furnished and equipped, the apartments feature expansive wraparound terraces that allow for al fresco dining and sunbathing. All of the apartments feature electricity, water, air conditioning, and heating, as well as smart meters. Every apartment has smart TVs and streaming (Netflix, etc.). The power comes from renewable sources. There are built-in closets and 200 cm by 90 cm beds with underbed storage in each room. There is also a chest of drawers, a desk with a chair, and a bedside table. Every room has blackout drop-down roller shades, and every window is double-paned. Every room has a lockable door. Every room includes two sets of bed linens and towels, as well as a plush bathrobe. Included in the monthly rent is EUR 50 for utilities. This excludes any use of air conditioning. Prior to moving in, tenants are required to make a utility deposit, which is fully refundable if utility usage does not exceed EUR 50/month. If the usage per apartment exceeds EUR 200/month (4 tenants x EUR 50), then the excess usage is split between the tenants based on their occupancy of the room in the apartment. The utility deposit for stays up to 4 months is 150 euros, and for stays over 4 months, it is 200 euros. The utility deposit must always be kept topped up at the required amount. The utility deposit balance is returned once the bills have been received by us. TENANTS STAYING UP TO 1 MONTH DO NOT NEED TO PAY A UTILITY DEPOSIT.

Sants Montjuic is undergoing development with numerous new residential and office developments in the area (the subject site has already been developed and is consolidated). Excellent road access to downtown Barcelona, Poble Nou, and the airport Excellent public transport is available, with a metro stop 100 m away and numerous bus routes at the bus stop outside the main entrance. There is a major supermarket chain in the building (Mercadona), and more retail, including the municipal market and the Gran Via Mall, are nearby. The beaches of Barceloneta and beyond are a 10 minute drive away.

Booking rules

Once a tenant confirms a booking on Coliving.com, the tenant needs to pay directly to us the following:
 
1) For stays up to 3 months, the security deposit is equal to 1 month’s rent
For stays between 3 and 6 months, the security deposit is equal to 1.5 month’s rent
For stays between 6 and 12 months, the security deposit is equal to 2 month’s rent
You will also need to purchase the Habipak.
 
2) Depending on the dates of your stay, make a summer supplement utility deposit as follows:

The tenant will receive from us, once they book and pay on the Coliving.com platform, a booking summary with all the above payments listed and specified.   • Booking
  • You will need to provide your full permanent address, email address and mobile phone number. For rent guarantors (for university students), you will need to provide the same details for your guarantor.
  • All our tenants are checked by our partner QuotaRent. They will ask you to submit information which will be used to give you a Tenant score. If you pay for your stay in advance then we may waive this check.
  • You can book up to 12 months stay. If you wish to stay longer than 12 months, you can simply renew your tenancy
  • Arrivals will take place from Monday to Friday from 09.30h to 18.00h at Montjuic.
    Early (from 08.00h to 09.00h) and Late (from 19.00h to 21.00h) arrivals and all weekend arrivals will have an extra cost of 50 €.
    The last day of your rental contract, you will need to leave your bedroom before 11.00h. In case you need to stay longer, just let us know.
    If you are arriving late, there will be no possibility to welcome you after 21.00h.
    Arrivals will be scheduled through by email to you. If you have any questions, you can always contact us by email or phone.
    It is necessary and very important that you send us your arrival information at least one month in advance so that our team can organize everything.
    Departures must also be confirmed one month in advance.
    Failure to confirm departures within the one-month deadline will result in the forfeiture of the booking deposit.
    Remember that you must make all your payments before your check in or at least at the time of your arrival in order to formalize your rental contract and receive the keys to your apartment and room.
  • You can reduce your rental contract as long as you do so at least 3 months before the end date of the contract. In this case, the reduction of the contract will entail a penalty of one month’s full rent and we will return the security deposit in full (according to final review and utility consumption) and we will eliminate future payments. The deposit may not be used to pay the one month rent penalty. To confirm the modification of the contract, it is necessary to pay the penalty and sign the early termination document. The end date of a cancelled contract must always be the last day of the month for the period of rent paid by the Tenant unless we agree otherwise in writing.
    In the case of notifying the reduction of the contract less than 3 months before the new end date, the reduction of the contract will entail the payment of a penalty equal to the deposit and an additional one month’s rent. The deposit may not be used to pay the one month rent penalty. We will also eliminate all future payments pending.
    You can extend your rental contract as long as the requested room is available at an extra cost of €100 (single payment per extension). You can make as many extensions as you want as long as we have availability. Should the published rent for the room that you rented, increase between the initial rental contract start date and the new requested extension, the rent for the extension shall be the new published rent. The extension will only be effective when the payment of the fee has been made and the document annexed to the corresponding contract has been signed.
    In the event that a booking was made based on the discounted rate for arrival and departure dates (see 15. below), it is not possible to extend your stay by moving the departure date to suit the discounted rate already booked.
    The rate to be applied to any extension shall be the daily rate of eur 40/night or the monthly rate plus the eur 100 extension fee. Any extensions are subject to availability and at our sole discretion, and may entail a change of room, room type and apartment (same building).
  • Where a guarantor is required, then the guarantor must also sign the lease contract.
  • All our tenants are checked by our partner QuotaRent. They will ask you to submit information which will be used to give you a Tenant score. If you pay for your stay in advance then we may waive this check.
  • Your security deposit is returned once we have received the final utility bill for the period of your stay.
  • Policies
  • Yes, you can have visits during the daily hours (09:00 to 22:00h). You will always be responsible for the behaviour of your visitors and the damages that they can cause. If you wish to invite a male guest, you must ask your fellow flatmates if they are ok with having a male visitor (male guests are forbidden from staying the night).
  • We do not allow children.
  • We do not allow animals of any type.
  • Of course, you can change your room or apartment as many times as you want to any of our properties. The fee for changing the room is €50 and will always depend on whether the room is available.
  • Smoking and vaping in the coliving is not permitted. Smoking on the balcony is permitted with the agreement of the other tenants.
  • Yes, there is a post box for each unit.
  • From 22h to 09.00h
  • Normal and reasonable consumption of alcohol is permitted. Common sense is expected to be used.
  • Amenities
  • We really care about the environment, and we want our guests to care too!
    That is why there is a monthly limit of consumption of eur 50 included in your monthly rent, which covers your consumption of water, electricity, hot water, and gas (where applicable). The onus and responsibility to help the planet and consume less energy, water, and a/c is on you and your flatmates.
    In the case that the utility bills are in the name of the building owner, only once we receive these bills, can we advise you if there has been any over consumption in utilities in the apartment you occupy during any month of your stay and we will calculate your share. This will be supported by the utility supplies bills that are metered for every apartment in the building.
    Any consumption over and above your eur 50 allowance per month shall be deducted from your utility deposit; or, in the case that this is not sufficient, you will need to top up your utility deposit to eur 150 or eur 200, depending on the length of your tenancy agreement. In the event that your utility deposit is not sufficient to cover your over consumption, then any amount owing shall be deducted from your booking deposit.
    The switching on, usage, and consumption of air conditioning is excluded from FIFTY EUROS (€. – 50.00) per month amount. Should the air conditioning be switched on and used in the apartment at any time, the consumption and cost of the air conditioning usage shall be split equally between the tenants that have occupied rooms within the property. It is the responsibility of the tenants to mutually agree if and when to switch on and off the air conditioning, given that in some properties, the air conditioning is centralised and cannot be switched on or off in different rooms of the property. Ventilator fans are available to rent from us. Please ask for details.
    The utility allowance is a monthly amount that is included in the rent you pay and is pro-ratered for the number of days you occupy your room in the apartment.
  • Other than utilities, there are no other costs.
  • All rooms come extensively furnished.
